Build Now Pay Later

Below is the typical chain of events that will transpire when you start your journey into the Custom Home Building or Commercial Project with Build Now Pay Later Ghana (BNPL Ghana).

 

Stage One – Preliminary Inquiry

Upon your initial enquiry with regards to having a Custom Home / Commercial Project or Renovation built, we will be able to give you insight into the design and construction process, costs and the timelines involved for your potential project. We can do this only after you have signed up or logged in on this platform. Note: Upfront Onboarding Fees apply if you are not an existing customer of any of our onboarding partners.

We have a Three tier pricing system, so the budgeting at this point will be a rough estimate (More on this below in Stage Four).

 

Stage Two – Preliminary Consultation

One of our project managers will meet with you at your convenience to obtain general information with regards to your project. We will determine what type of design work you will need unless you already have your architectural drawings. If you do not have any drawings completed yet we will determine whether your project requires the skills of a draftsman, an architectural technologist, or an architect.

 

Stage Three – Design Agreement

A typical design agreement will cover:

• Initial measurements of existing house if required (renovations only)

• Presentation of preliminary drawings for the project

• Review and changes to preliminary drawings by client.

• Final review by client.

You will generally be charged a flat rate for this service. Upon the completion of these drawings you will have in your possession a complete set of working drawings. These drawings will include architectural drawings, including layout, plan view, elevations, plumbing fixture location, cross sections, roof layout and site plan. These drawings will be acceptable for the submission of a building permit application and for committee of adjustment purposes.

The design agreement will also outline associated costs required for the building permit submission. These items will include surveys, HVAC design drawings, site plan approval costs, and other municipal costs.

 

Stage Four – Project Estimating Phase

Upon completion or presentation of acceptable working drawings, Build Now Pay Later Ghana will be able to price your project properly. We can price your job one of three ways:

1. Lump Sum Method :

This method involves us providing you with a detailed estimate based on the working drawings. We will provide a fixed price for the complete scope of work with allowances for various finishes. There is no need for a detailed cost breakdown on anything other than the allowable items. Any changes to the scope of work will be charged on a change order.

 

2. Cost Plus Method :

This method involves a set percentage rate that will be charged over and above the actual construction costs of the project. All subcontractor costs and supplier costs are disclosed. The client is aware of who’s getting paid and how much. There are no hidden costs or fees. This creates more of a comfort and trust level between BNPL Ghana and the client because the labour and material costs are known. Another important benefit of Cost Plus Pricing for client is that, you only pay for services completed to date, this may you can ensure that all aspects of the project are paid in full. This also means that the client doesn’t have to pay for tasks not yet completed.

 

3. Project Management Fee Method:

BNPL Ghana will act as the project manager for the client. The project manager will enter into a formal contract with each contractor on behalf of the client, in the form of a fixed price contract. The client can take as little or as much involvement in the actual construction as they desire. This is beneficial as it provides limitless flexibility to save on costs if the client wants to get involved in any of the work. There is no conflict of interest with the client, as throughout the process the project manager will seek to resolve conflict in the interests of the client, while also considering those of the contractors. BNPL Ghana charges a flat project fee or a monthly fee for this.

 

Note: The above three(3) project pricing methods are entirely different from the three(3) repayment options available to qualified client projects.

 

Stage Five – Construction

BNPL Ghana's qualified staff will be available to answer any questions and address any issues that you may have during the construction and until the final inspection has been signed off. We will guide you through the entire process and make your experience as stress free as possible.

BNPL Ghana will manage the entire project from the day the contract is signed, until the day the project is completely signed off by the city inspectors.

BNPL Ghana will manage and coordinate the activities and schedules of all tradesmen, labourers, craftsmen, architects, engineers, technicians, interior decorators, mechanical contractors, neighbouring property owners, city/town officials, electrical authority officials, utility contractors and regional service providers. We will coordinate all applicable inspections including your final occupancy permit.
