If you need us to commit our own funds to start and/or complete your project for you and allow you up to 30yrs to repay (up 10yrs repayment period for non-owner occupier or commercial properties), we obviously need to make sure that you own the land in your own name, the land is properly registered and there are no pending litigation issues at the courts - If you cannot complete this required checks, you don't qualify to use our services.

By virtue of our diligent building construction process, we will not take on your project until you complete our Mandatory Pre-Construction Checks - It's MANDATORY that you complete this step but NOT COMPULSORY that you pay us to do these pre-construction checks for you, as you can do them yourself and have the results sent to us.

In line with our operational efficiency policies (no talkshop policy), we'll not discuss the details of your project, let alone visit your project site in-person or schedule any in-office meeting until you have satisfied this vital pre-construction requirement.

You must decide on your Mandatory Preconstruction Route before applying via our website. Before you apply, you must make sure you meet our regular monthly income require above GHS2,000 for the project type you want to undertake with us.

Almost all the checks we require you to complete are normal requirements mandatory in the built environment, and similar to the process of buying a property with a mortgage.

 

 

A. REQUIRED CHECKS

You may initiate and complete the following mandatory searches yourself with results coming directly to us, without having to make any upfront fee to us to carry such required searches on your behalf:

 

• Land Title or Deed/Indenture Search

• Land Use and Spatial Planning

• Customary Land Secretariat Search (Where applicable)

• Ghana Police Property Fraud Unit

• Court Registry Search (Non/Litigation Status)

• BoG Collateral Registry Search

• Metropolitan / Municipal Search (Where Applicable)

• Geological Report (Earthquake)

• Meteorological Report (Flood)

 

 



 

 

B. REASON FOR CHECKS

Before you do any required checks because of our Construction on Credit services, it's important you note that your land is located within any of our covered regions and you have verifiable regular net monthly income above GHS2,000. You should know specifically why we do what we do and for what reasons and/or consequences:

 

Land Title or Deed/Indenture Search

Search results of less than 30 days from the Lands Commission can only be accepted and it MUST be in the name of the applicant of our services or a registered business the natural person applicant is a shareholder or owner of. We don't accept land registration details in the name(s) of persons who are not jointly applying with you.

The land registration details must be in the same name as that of the regular monthly income earner of GHS2,000, and not third-parties like mother, father, sister, etc who do not qualify to use our services. 

 

Land Use & Spatial Planning

All qualified lands for our service are either zoned for either residential or commercial use. We cannot do a commercial project on a residential land or vice versa. The Land Use & Spatial Planning Authority (LUSPA) was established by an act of parliament, (Act 925) 2016.

 

Ghana Police Property Fraud Unit

A simple search at the divisional police station overseeing your land registration will confirm the existence or otherwise of any pending litigation or criminal cases involving your land itself or the vendor (seller) in question, not limited to double land sales. 

 

Court Registry

We don't touch projects with pending land litigation issues. We confirm this with court case search via the overseeing court(s) of your land location. 

 

Bank of Ghana (BoG) Collateral Registry

Your registered bare land in your own name or uncompleted project cannot be an existing collateral for a loan from a BoG-regulated financial institution. Your land or unregistered project needs to be registered with the BoG Collateral Registry, and issued certificate submitted to us.

 

Metropolitan or Municipal Search

We only require Valid Building Permit documentation for uncompleted projects. All building from scratch projects have procuring building permit(s) included.

 

Geological Report

This may not required if you have a Valid Building Permit.

 

Meterological Report

This may not be required if you have a Valid Building Permit.

 

 



 

 

C. TWO (2) MAIN OPTIONS

There are two main options for carrying out these vital mandatory checks:

Self-Administered Checks - You do them yourself and have the results submitted to us, or you defer to our experience to have it done on your behalf, which comes at an upfront fee.

Paid Option - You pay us upfront to do that for you.

D. LOGIN DETAILS

We only provide free valid login details AFTER STARTING the process (if opting for our BNPL-Assisted Paid Option) or AFTER COMPLETING all the Mandatory Preconstruction Checks.

Your login details is what you would need to schedule your first and all subsequent in-person in-office or onsite meetings, as well as monitor ongoing works remotely if you cannot be there in-person at all times.
